What Is a Lean-To Conservatory?

A lean-to conservatory (sometimes called a garden room or sun room in trade literature) has a single-pitch roof that slopes from the house wall down to the outer frame. There is no ridge, no bay, and no complex geometry. The wall of the house provides one side, and the remaining three sides are glazed frame sections. This is the simplest possible conservatory construction.

The simplicity is why lean-to conservatories start from around £5,000. Standard rectangular frame sections, no complex corner cuts, no ornate ridge beam. Most experienced uPVC conservatory installers can erect a small lean-to in 3-5 days.

Lean-to conservatories suit properties with restricted overhead clearance - bungalows, where the eaves are low; houses with outbuildings that limit height; and gardens where a tall Victorian or gable structure would look disproportionate. They also suit modern homes where the clean horizontal silhouette fits the architecture better than an ornate Victorian bay.

Three Lean-To Specs

Budget spec (from £5,000)

2m x 2m, uPVC, polycarbonate roof, basic electrics. Very basic; cold in winter, noisy in rain. Fine as a garden store or cycle shelter.

Good spec (£9,000 - £13,000)

3m x 3m, uPVC, self-cleaning glass roof, proper electrics, underfloor heating ready. Comfortable 9-10 months of the year with thermal blinds.

Premium spec (£15,000 - £20,000)

4m x 3m, aluminium, tiled warm roof, full electrics, bifold doors. Year-round usable; looks more like an extension than a conservatory.

Common Lean-To Issues and How to Avoid Them

Roof pitch too shallow

Risk: Water pools at joints, leading to leaks in heavy rain

Fix: Specify minimum 10 degrees pitch for glass, 15 degrees recommended. Check on sloping gardens where the outer edge dips lower than expected.

Low ceiling at outer edge

Risk: A 5m lean-to with a 10-degree pitch can drop to under 2m at the outer wall - uncomfortably low

Fix: Calculate the drop: a 4m deep lean-to at 10 degrees falls approximately 700mm. Start from sufficient height on the house wall.

Polycarbonate overheating

Risk: Summer temperatures in a lean-to with polycarbonate can exceed 40 degrees C in direct sun

Fix: Specify solar-control glass or install roof vents. Low-e polycarbonate panels perform better but still lag behind quality glass.

Missing planning notes for bungalows

Risk: Lean-tos on bungalows can breach the 'no higher than eaves' rule without careful design

Fix: Commission a pre-application enquiry from your local planning authority before purchasing the conservatory.

Inadequate ventilation

Risk: Single-aspect glazing means heat builds up quickly without roof vents or bifold doors

Fix: Include at least two roof vents (£300-£800 each) and specify French or bifold doors rather than fixed glazing on the outer wall.

Undersized base

Risk: A poured concrete slab without adequate depth can crack when ground heats in summer or freezes in winter

Fix: Specify a minimum 150mm concrete slab over 75mm hardcore. For clay soils, consider a deeper raft or screw piles.

Planning Permission

Most lean-to conservatories fall under permitted development (PD) rights. Key rules: single storey, rear of house, below 4m height, below 3m rear extension (attached house) or 4m (detached), covers less than 50% of garden.

Bungalows: the 'no higher than eaves' rule requires care. On a typical bungalow with 2.3m eaves, a lean-to with a 15-degree pitch must not exceed that height at the house connection point.

Building Regulations

Lean-to conservatories are typically exempt from building regulations when they meet the four conditions: under 30m2, external door to house, independent heating, safety glazing. A 5m x 5m lean-to at 25m2 is right at the edge - always confirm the exact area.

If you plan to connect the lean-to to the main house heating or remove the internal door, building regulations will apply. Budget £400-£1,200 for building control fees.

Lean-To Conservatory Questions

Is a lean-to conservatory cheap because it is poor quality?
No. The lean-to is cheap because its geometry is simple, not because it uses inferior materials. A single-pitch roof uses standard rectangular frame sections and requires no ridge beam or complex glazing cuts. The same uPVC and glass used in a Victorian conservatory goes into a lean-to - the saving is in labour and design complexity, not in material quality.
Can I put a lean-to on a bungalow?
Yes, but there is a planning nuance to be aware of. The permitted development rule that limits conservatory height to no higher than the eaves of the main house can be restrictive on bungalows, where eaves may only be 2.2-2.5 metres from the ground. A single-pitch lean-to with the correct fall can usually be designed to stay within this limit. Always confirm with your local planning authority before ordering.
Polycarbonate versus glass roof for a lean-to - which is better?
For year-round use, a glass roof is significantly better than polycarbonate. Polycarbonate is cheaper by £1,000-£2,000 but it is noticeably noisy in rain, overheats in summer, and provides poor thermal insulation in winter. A self-cleaning glass roof costs £1,500-£2,500 more but is quieter, better looking, and substantially more comfortable in both seasons.
What is the minimum pitch for a lean-to roof?
The minimum pitch for a lean-to conservatory roof is generally 5 degrees for polycarbonate and 10 degrees for glass panels, to allow adequate water run-off. In practice, most installers recommend 15 degrees as a safe minimum for glass to prevent standing water at the joints. Very low pitches on sloping gardens can cause leaks over time.
