Why 4m x 3m Is the UK's Most-Built Size
Roughly one in three uPVC conservatories quoted by FMB-registered installers in 2026 lands within a metre of 4m x 3m. The reason is straightforward: it is the smallest size at which a family of four can comfortably use the space as a genuine second room. Twelve square metres accommodates a six-seater dining table with the chairs out, plus a small sofa or two armchairs against the side wall, plus enough circulation to walk around without anyone getting up. Step down to 3x3 and you can only have one function; step up to 5x4 and you cross planning thresholds and add 30 to 50% to the bill.
The other practical advantage of 4x3 is that it sits well on the modal UK garden. The 4 metre wall against the house lines up with a typical rear elevation between two existing windows or doors. The 3 metre projection into the garden uses up about a quarter of a typical 12 metre rear garden, leaving usable lawn and a meaningful boundary distance. Bigger conservatories on small gardens look out of proportion and clash with the planning 50% rule; smaller ones look like an awkward bolt-on.
On terraces, the planning maths needs care. A 4x3 adds 12 m² of footprint. Most Victorian and Edwardian terraces have outbuildings, sheds, or coal stores already eating into the 50% garden coverage limit. Before committing to 4x3, measure the existing built footprint including any outbuildings and add the proposed 12 m². If the total exceeds 50% of the original curtilage area, a planning application is required. The HomeOwners Alliance estimates this catches roughly 15% of terraced applications under permitted development.
Layout Options for a 4x3 Conservatory
The dominant 4x3 use case is dining plus secondary seating. With a 6-seater table on the long axis pushed slightly toward one short wall, you have a 1.5m x 2m clear zone for a two-seat sofa and side table on the other end. Sliding or French doors on the 4 metre wall facing the garden bring the outside in during summer. Bifold doors across the same wall cost £3,000 to £6,000 more than French doors but transform the room.
The alternative arrangement is open-plan kitchen extension. By removing the wall between the kitchen and the conservatory and installing a steel beam (£2,500 to £5,000 including structural engineer sign-off), a 4x3 becomes a kitchen-diner of roughly 25 m² combined with the original kitchen. This is by far the highest-value modification but triggers full building regulations because the door separating conservatory from house has gone. Total cost with the structural opening and full Part L compliance work: typically £18,000 to £28,000 for the conservatory plus £6,000 to £12,000 for the opening and upgrade. Value uplift on resale: estate agents typically count this as full habitable space and assess accordingly.
A third use, less common but worth considering, is a 4x3 home office and meeting room with the long wall against the house. This works well for sole traders and consultants who want a separate workspace with a garden aspect, and the 12 m² floor area easily accommodates a desk, meeting table for four, and a small filing area. For tax purposes a clearly separable office space can be relevant; talk to your accountant about the Capital Gains Tax implications before designating any percentage of your home as office.
4x3 Cost Breakdown
A typical £14,500 uPVC Edwardian 4x3 with a glass roof breaks down approximately as: frames and glazing £5,000 (34%), roof structure plus self-cleaning glass £3,000 (21%), concrete base and dwarf wall £2,100 (15%), doors and side panels £1,250 (9%), electrics £550 (4%), labour 5 to 6 days at two installers £2,200 (15%), skip, mortar, fittings £400 (3%). Installer margin sits at 6 to 10% on top.
The big cost decisions on a 4x3 are roof and door spec. Polycarbonate roof is £1,200 to £2,000 cheaper than glass but turns the room into a steam bath in summer and an icebox in winter. Always specify glass at minimum. For doors, French at £1,000 to £1,800 is the default; sliding at £1,800 to £2,800 is a meaningful upgrade for narrow gardens where door-swing matters; bifold at £3,500 to £6,000 is the transformative spec for households that entertain.
One often-overlooked cost is the upgrade to a tiled warm roof (Equinox, Guardian, or similar). For a 4x3 the warm roof retrofit runs £5,500 to £9,000. If you are likely to upgrade within five years anyway, the right move is to specify it at first install: doing the warm roof at construction saves £1,500 to £2,500 against retrofitting later because the structural deck is sized correctly from day one.
